Job Overview

Our Tier 1 Main Contracting Client in Dubai is looking for an experienced Lead Quantity Surveyor specializing in interior fit-out projects for mid/high-rise residential, commercial, mixed-use, and retail developments. Candidates must have worked for a recognized interior fit-out or main contracting company.

This role is available for immediate joining on a 3-6 month contract (outsourced via J10 Consulting), with the option to transition into a permanent role based on performance and mutual agreement.

Key Responsibilities

📑 Contract & Cost Management

• Administer contractual matters for the Main Contract and Subcontracts.

• Ensure timely submission of interim valuations and follow up on payment certificates.

• Measure and settle subcontract accounts as per contract procedures.

📊 Cost Estimation & Budgeting

• Conduct cost risk analysis for proposed subcontractors.

• Identify, quantify, and process variations between tender and contract documents.

• Monitor site expenditure and flag any cost overrun risks.

⚖️ Claims & Risk Assessment

• Prepare disruption schedules, claim schedules, contra-charges, etc.

• Submit contractual notices as per contract terms.

• Prepare extension of time (EOT) claims and additional expense claims.

🔍 Procurement & Vendor Management

• Procure domestic subcontractor packages from inquiry to finalization.

• Handle nominated subcontractor procurement based on engineer instructions.

• Assist in estimating for new projects, including vendor updates and pre-tender queries.

📈 Reporting & Compliance

• Prepare contract forecasts and monthly performance reports.

• Conduct site meetings with consultants, subcontractors, and stakeholders.

• Work on SAP for subcontractor certification, PR releases, and entry sheets.

Requirements

✅ Education & Experience

• BSc in Quantity Surveying (or related field) from a recognized institution.

• 8-10 years of experience in quantity surveying, with at least 1-2 years in the UAE.

• Experience in interior fit-out or main contracting companies.

✅ Technical Skills

• Knowledge of QS software & SAP.

• Strong understanding of contract administration, cost control, and procurement.

• Excellent English language skills (technical writing, communication, and reporting).
