A leading organization is seeking a Director of Real Estate to oversee strategic planning, asset management, and campus operations. This on-site, full-time role in Abu Dhabi involves leading a team, developing policies, managing departmental performance, and ensuring the efficient operation and enhancement of company assets. The position requires strong governance, strategic thinking, and extensive experience in real estate and asset management.

Key Responsibilities:

Department Strategy, Planning & Management

• Contribute to annual strategy development with inputs on real estate and asset management.

• Develop asset management policies and procedures to guide facility management activities.

• Establish processes for efficient execution of departmental work and accessibility of key documents such as annual plans, risk registers, contractor agreements, and operational reports.

Joint Governance of Assets

• Chair and lead key forum meetings, such as REC Forum meetings, developing agendas and facilitating discussions.

• Ensure governance documentation, approval processes for capital works, and proper communication to relevant stakeholders.

Campus Operations & Enhancements

• Monitor landlord-funded costs including utilities, district cooling, and facilities management, ensuring energy and environmental conservation initiatives.

• Oversee asset operations, including FM service provider performance, risk mitigation, health and safety, capital works, asset utilization, maintenance, and life-cycling.

• Implement reporting systems to ensure timely delivery of asset-related reports.

• Evaluate and approve capital works, space modifications, and enhancement applications within budget and technical standards.

• Assess annual asset life-cycle reports and recommend actions.

Asset Strategic Initiatives

• Lead campus activation initiatives, including streetscape improvements, public area enhancements, parking solutions, and retail mix upgrades.

• Conduct long-term space needs assessments and develop strategic solutions.

• Implement and operationalize fixed asset systems to track, maintain, and safeguard campus assets.

Team Management

• Set clear objectives, evaluate performance, identify development areas, and provide training to advance team skills and competencies.

Qualifications & Education:

• Bachelor’s Degree (B.A) or equivalent in Business, Planning, or related field.

• Qualified Engineer preferred.

Experience:

• Minimum 15 years of relevant experience, including at least 10 years in the UAE.

• Experience in construction management, asset management for large complex projects, and team leadership.

Knowledge & Skills:

• Building engineering knowledge and construction management expertise.

• Strong project management and contract law knowledge.

• Strategic and business acumen with corporate governance awareness.

• Ability to engage with complex and demanding stakeholders.
