About the Role

Our Tier 1 Main Contracting Client is seeking an experienced Facilities & Estates Manager to lead operations across its Dubai estate. The successful candidate will oversee multi-unit compounds comprising offices, stores, residential accommodation, and other assets, ensuring maximum efficiency, compliance, and ROI.

This role requires a proven track record in managing large estates and facilities, delivering operational excellence, and leading cross-functional teams. Immediate joining is required, with the position initially offered as a 3–6 month outsourced contract through J10 Consulting, with the possibility of transferring to staff.

Key Responsibilities

Estate & Facilities Management

• Oversee day-to-day operations and upkeep of offices, stores, residential units, and company compounds.

• Lead estate-wide maintenance planning, refurbishments, and new-build initiatives.

• Conduct inspections, manage preventive and corrective maintenance, and ensure asset readiness.

• Monitor performance of critical systems (HVAC, MEP, fire safety, elevators, etc.).

• Ensure compliance with UAE building codes, safety standards, and environmental regulations.

• Address tenant issues, support leasing processes, and enhance customer satisfaction.

• Drive sustainability initiatives, energy-saving projects, and renewable energy integration.

Contract & Procurement Management

• Manage vendor contracts and supplier relationships to ensure value for money.

• Contribute to procurement processes, including technical evaluations and specifications.

• Monitor supplier performance and contract delivery against KPIs.

Accommodation & Logistics

• Oversee delivery of residential accommodation provisions, both on- and off-site.

• Engage with compound residents to ensure high-quality living standards and issue resolution.

• Collaborate with the transport & logistics team to implement and oversee transport policies.

Budget & Asset Management

• Maintain oversight of facilities, accommodation, maintenance, and transport budgets.

• Work with finance teams on accurate forecasting, reporting, and spend profiling.

• Manage asset registers, maintenance schedules, and inventory systems.

• Ensure proper disposal of end-of-life assets.

Health, Safety & Risk Management

• Act as Fire Safety Manager and lead health & safety policy implementation.

• Conduct risk assessments, implement training, and oversee compliance records.

• Ensure proactive health, safety, and environmental risk management across facilities.

Requirements

• Degree or qualification in Facilities Management, Estates Management, Engineering, or related discipline.

• Proven experience managing estates and facilities in the UAE or wider GCC.

• Background in construction or logistics operations preferred.

• Strong health & safety knowledge, with certifications desirable.

• Experience in supplier and contract management.

• Excellent organisational, leadership, and communication skills.

• Proficient in Microsoft Office, especially Excel.

• Resilient, decisive, and able to deliver under pressure.
