Zed Living is seeking a dynamic and results-oriented Head of Holiday Homes to oversee and optimize its expanding portfolio of holiday homes in Dubai. The role requires strong leadership, operational management, and revenue optimization expertise to ensure exceptional guest experiences, cost-effectiveness, and long-term scalability. The successful candidate will be responsible for managing daily operations, securing new property contracts, driving occupancy and revenue, and ensuring compliance with Dubai’s regulations for short-term rentals.
Key Responsibilities:

Oversee daily management and operations of all holiday homes to ensure readiness, safety, and guest satisfaction.

Implement procedures for cleanliness, security, and overall property upkeep.

Develop and manage dynamic pricing strategies to optimize occupancy and maximize revenue.

Monitor market trends to maintain competitiveness and identify growth opportunities.

Meet with property owners to secure management contracts, forecast revenue, and prepare business proposals.

Acquire and onboard new properties, ensuring seamless integration with OTAs and PMS.
-
Analyze property listings to improve search performance, visibility, and booking conversions.

Lead marketing strategies (digital & offline) to promote holiday homes effectively.

Oversee guest services, ensuring professional handling of inquiries, concerns, and requests.

Establish staff schedules, assign tasks, and evaluate performance.

Manage inventory of supplies, amenities, and equipment with accurate auditing.

Coordinate move-in permits, short-stay approvals, and utility setups (Gas, DEWA, Internet, Chiller).

Prepare monthly financial statements, track payments, and provide operational reports.

Market properties using platforms such as Property Finder and Bayut.

Ensure compliance with Dubai Department of Economy and Tourism (DET) regulations, including permits and renewals.

Audit invoices, follow up on payments, and ensure timely financial reporting.
Required Skills & Qualifications:

Bachelor’s or Master’s degree in Hospitality Management, Business Administration, or related field (or equivalent experience).

Minimum 4–5 years of proven UAE experience managing holiday homes operations, with a strong focus on revenue management (mandatory).

Strong leadership and team management skills.

Solid financial management, budgeting, and reporting expertise.

Excellent communication and interpersonal skills for interacting with owners, guests, and service providers.

Proven ability to scale operations while maintaining service excellence.
