Approvals Manager – Fit-Out Projects

We are seeking an experienced Approvals Manager – Fit-Out Contracting to join our Dubai-based team, supporting high-profile commercial, hospitality, residential, and mixed-use developments. This role is pivotal in ensuring all fit-out works are fully compliant with local authority regulations, master developer requirements, and project specifications, while maintaining programme timelines and quality standards.

Key Responsibilities

Authority Approvals & Compliance

• Manage and oversee all fit-out authority approvals from design development through to project completion.

• Liaise with key Dubai authorities and master developers, including Dubai Municipality, Dubai Civil Defence, DEWA, DDA, Trakhees, Nakheel, Emaar, and others.

• Ensure full compliance with HSE, fire & life safety, sustainability, and local authority regulations.

Coordination & Documentation

• Coordinate with internal design, construction, and commercial teams to ensure timely submissions and approvals.

• Review fit-out drawings, material submittals, method statements, and technical documentation for regulatory compliance.

• Track approval status, manage approval schedules, and proactively mitigate delays impacting project programmes.

Stakeholder Management

• Act as the primary point of contact for clients, consultants, subcontractors, and authorities on all approvals-related matters.

• Support project handover and completion processes, including as-built documentation and final authority clearances.

Requirements

Qualifications & Experience

• Bachelor’s Degree in Engineering, Architecture, Construction Management, or a related discipline.

• 8–12 years’ experience in UAE-based fit-out projects, preferably with Tier 1 contractors.

• Demonstrated experience managing approvals for large-scale, high-value fit-out developments.

• Strong working knowledge of Dubai authority approval processes and regulations.

Skills & Competencies

• Excellent coordination, communication, and stakeholder management skills.

• Strong organizational ability with experience handling multiple approvals simultaneously.

• Proficiency in AutoCAD, document control systems, and MS Office.

• Fluent in English; Arabic is an advantage.
