Kuwait Automotive Imports Co. W.L.L. (KAICO) is seeking a proactive and experienced Facility Management Supervisor to oversee the maintenance, safety, and operational efficiency of real estate properties in Dubai. This role is ideal for a technically qualified professional who can manage facilities, coordinate service providers, and ensure smooth day-to-day property operations while maintaining cost control and service quality.

The successful candidate will play a key role in supervising maintenance teams, managing contractors, and ensuring compliance with safety and occupancy standards across all locations.

Key Responsibilities

• Oversee the upkeep of facilities, utilities, and infrastructure across all assigned properties.

• Coordinate with Annual Maintenance Contract (AMC) providers for services such as general maintenance, elevators, fire safety systems, and CCTV, including performance monitoring and reporting.

• Conduct routine inspections of leased units to ensure compliance with occupancy limits and prevent unauthorized usage.

• Supervise in-house cleaning teams to ensure common areas are maintained according to scheduled standards.

• Manage technicians and ensure maintenance tasks are completed efficiently and on time.

• Work closely with outsourced security teams to monitor resident and visitor access while ensuring premises safety through regular patrols.

• Liaise with tenants regarding maintenance concerns, tenancy renewals, and related documentation.

• Supervise external contractors executing facility-related projects and ensure timely completion.

• Maintain and track priority maintenance tasks, providing weekly progress updates to stakeholders.

• Control operational expenses by reviewing contractor quotations and recommending cost-effective solutions.

• Coordinate with government authorities and utilities when required.

• Supervise job card creation, generate SRVs in Kerridge, and monitor maintenance vehicle deployment between sites.

• Perform additional duties aligned with operational and business needs.

Candidate Requirements

• 3–6 years of experience in Facility Management within the real estate sector.

• Bachelor’s Degree in Mechanical, Electro-Mechanical, or Civil Engineering (Construction).

• Valid UAE driving license is mandatory.

• Strong organizational, supervisory, and vendor-management skills.

• Ability to balance technical oversight with tenant relations and operational coordination.

Salary
AED 5,000 – 7,000 per month (inclusive of fixed allowances).
