About the Role

We are seeking a commercially focused and hands-on Finance Manager to lead financial operations across a diversified real estate and facilities management portfolio in Dubai.

This role offers direct exposure to senior leadership and plays a key part in financial strategy, governance, and operational performance. The successful candidate will oversee financial control, cash flow management, compliance, and performance reporting across multiple assets and FM contracts.

Key Responsibilities

Financial Control & Reporting

• Lead budgeting, forecasting, and financial reporting for real estate assets and FM operations

• Prepare monthly management accounts, variance analysis, and performance dashboards

• Ensure timely closing of monthly, quarterly, and annual financial statements

Cash Flow & Commercial Oversight

• Manage cash flow planning, collections, accounts payable, and cost controls

• Monitor asset profitability, service charge structures, and FM contract margins

• Review contracts, SLAs, and commercial terms from a financial and risk perspective

Compliance & Governance

• Ensure compliance with UAE VAT, Corporate Tax, and statutory regulations

• Liaise with auditors, banks, tax advisors, and regulatory authorities

• Strengthen internal controls, financial procedures, and governance frameworks

Service Charges & FM Financial Management

• Oversee service charge budgeting, recoveries, reconciliations, and cost allocations

• Monitor FM-related expenses, vendor costs, and contract performance

• Provide financial insights during contract renewals and commercial negotiations

Strategic & Management Support

• Act as a finance business partner to senior management

• Provide financial analysis to support investment decisions and growth initiatives

• Identify financial risks, cost optimization opportunities, and operational efficiencies

Candidate Requirements

Mandatory

• Bachelor’s degree in Finance, Accounting, or a related discipline

• 5–8+ years of UAE experience in real estate and/or facilities management finance

• Strong knowledge of UAE VAT, Corporate Tax, and regulatory compliance

• Experience using ERP systems and property management software

• Proven ability to independently manage end-to-end finance operations

Preferred

• CPA, ACCA, or CA qualification

• Experience managing multi-asset or multi-entity portfolios

• Background in owner-managed or fast-paced real estate environments
