Role Overview

We are seeking an experienced Facilities Maintenance Manager to lead and manage the technical operations and maintenance of a diverse real estate portfolio in Dubai. The portfolio includes residential towers, commercial properties, warehouses, mixed-use developments, and community facilities. The successful candidate will ensure optimal asset performance, regulatory compliance, cost efficiency, and a superior experience for tenants and property owners.

Key Responsibilities

Facilities Operations & Technical Management

• Oversee day-to-day maintenance operations of buildings, including MEP systems (HVAC, electrical, plumbing), fire & life safety systems, elevators, and common-area assets.

• Plan, implement, and monitor preventive and corrective maintenance programs in accordance with UAE regulations and industry best practices.

• Conduct regular inspections to assess facility conditions and ensure timely resolution of maintenance issues.

• Ensure rectification works are completed efficiently, safely, and to high-quality standards.

• Monitor facility performance and manage FM service providers to ensure SLAs and KPIs are consistently achieved.

Team & Vendor Management

• Lead and supervise in-house and outsourced maintenance teams, ensuring effective task allocation, training, and performance evaluation.

• Manage contractors, suppliers, and AMC service providers, including evaluation, coordination, and performance review.

• Review technical reports, quotations, and service proposals, approving work orders as required.

Compliance, Safety & Risk Management

• Ensure full compliance with Dubai Civil Defense, Municipality regulations, RERA, DDA, and other relevant authorities.

• Maintain accurate records of inspections, certifications, and maintenance activities.

• Support emergency preparedness and ensure fire, health, safety, and environmental standards are strictly followed across all properties.

New Developments & Project Support

• Collaborate with development and project teams during design and construction stages to ensure operational efficiency and maintainability.

• Review MEP designs, materials, and system specifications with a focus on lifecycle cost optimization.

• Participate in testing, commissioning, snagging, and handover processes to ensure assets meet performance and compliance requirements.

Financial & Reporting Responsibilities

• Prepare and manage maintenance budgets while optimizing operational and lifecycle costs.

• Produce regular reports on maintenance performance, asset condition, and improvement recommendations.

Requirements

Qualifications & Experience

• Bachelor’s Degree in Facilities Management, Mechanical Engineering, Electrical Engineering, or a related discipline.

• Minimum 5–7 years of experience in facilities management within real estate or property portfolios.

• Strong working knowledge of UAE regulations, including Dubai Municipality, RERA, DCD, and DDA standards.

• Proven experience managing MEP systems, building operations, and FM service providers.

• Valid UAE driving license.
