Job Title: Development Manager – Real Estate | Abu Dhabi

Job Description:
We are seeking an experienced Development Manager (DM) to oversee and drive the development activities of a portfolio of residential and mixed-use real estate projects in Abu Dhabi. The DM will be responsible for managing projects from concept creation to financing, construction, marketing, sales/leasing, and handover. Additionally, the role involves identifying and sourcing new business opportunities to expand the company’s portfolio.

Key Responsibilities:

Administrative Tasks:

• Organize and lead meetings with project stakeholders.
• Secure authority approvals and ensure compliance with regulations.
• Maintain and administer project agreements and contracts.
• Liaise with clients, financial institutions, consultants, and government entities.
• Prepare and issue monthly project reports.

Design & Engineering Tasks:

• Define project vision, concept, and development strategy.
• Develop design briefs and directives for new projects.
• Oversee project presentations to management and investors.
• Manage scope of services and contract documentation for consultants and contractors.
• Lead project execution, team coordination, budgeting, and scheduling.
• Supervise value engineering, bidding, and contracting strategies.
• Oversee project execution and ensure seamless client handovers.
• Manage the production of marketing materials, including models, 3D animations, and brochures.

Financial Tasks:

• Assist in project financing, including bank negotiations and loan closures.
• Provide budgeting, scheduling, and financial oversight.
• Monitor project budgets and contractor payments.
• Develop and manage project financial projections and capital improvement budgets.

Commercial Tasks:

• Set project goals, schedules, and budgets based on market conditions.
• Conduct risk assessments and implement mitigation strategies.
• Oversee marketing plans and investor outreach.
• Support sales, leasing, and disposition of properties.
• Identify new market opportunities and conduct feasibility and financial analyses.
• Enhance CRM solutions and oversee marketing operations.

Education & Skills Requirements:

• Bachelor’s Degree in Engineering or Architecture.
• Master’s Degree in Business Administration or Real Estate is a plus.
• Minimum 10 years of experience in real estate development, architecture, engineering, or construction.
• Strong expertise in project development, design management, and budgeting.
• Proficient in MS Office, Microsoft Project, AutoCAD, and other industry software.
• Excellent communication, negotiation, and leadership skills in English and Arabic.
• Strong problem-solving ability and contract interpretation skills.

Compensation:

Salary: AED 15,000 – 20,000 per month (inclusive of fixed allowances).
