A leading Dubai-based real estate developer (Confidential) is seeking an accomplished Design Manager / Design Director to lead the design delivery for high-profile residential and mixed-use projects. This role requires extensive experience managing the design process from post-concept through IFC (Issued for Construction), ensuring all deliverables align with project vision, quality benchmarks, and regulatory requirements. The ideal candidate will have a strong background in architecture, engineering, or design management within the UAE or GCC region.

Key Responsibilities:

• Lead and manage the end-to-end design development process from post-concept to IFC stage across multiple large-scale projects.

• Coordinate with external consultants, architects, engineers, and internal stakeholders across development, procurement, and construction teams.

• Review and validate design drawings, specifications, and technical submissions at all design stages (Schematic, DD, IFC).

• Ensure all designs adhere to UAE building codes, local authority regulations, and company standards.

• Oversee and manage the design change process, assessing the impact on cost, time, and quality.

• Conduct design audits, peer reviews, and ensure deliverables align with the project’s brand and vision.

• Support value engineering initiatives and contribute to design briefs and innovation-driven solutions.

• Review material selections, façade designs, and MEP integration for coordination and constructability.

• Lead design coordination meetings, track approvals, and maintain quality standards throughout the project lifecycle.

Required Qualifications:

• Bachelor’s or Master’s degree in Architecture, Civil Engineering, or a related discipline.

• 10–15 years (Design Manager) or 15+ years (Design Director) of relevant experience in high-end real estate or consultancy.

• Proven track record of managing the post-concept to IFC design process for large-scale residential or mixed-use developments.

• Strong understanding of UAE authority regulations (Dubai Municipality, Trakhees, DDA, etc.).

• Excellent knowledge of building systems, MEP coordination, and construction methodologies.

• Leadership and stakeholder management skills with the ability to drive multi-disciplinary teams.

• Proficiency in AutoCAD, Revit, Navisworks, and MS Project.

• Strong communication and presentation abilities in English.

Preferred Qualifications:

• Experience with top-tier developers or international design consultancies.

• Hands-on experience managing projects exceeding AED 500M in value.

• Familiarity with fast-track project delivery and value engineering principles.
