Americana Restaurants is hiring an Assistant Property Manager to oversee the management of the property portfolio, landlord relationships, lease renewals, and cost control within the organization’s restaurant network. This full-time, on-site position is an excellent opportunity for candidates with strong negotiation skills and a deep understanding of property management in a multi-unit setting. The role offers responsibility in lease negotiations, cost optimization, and building lasting landlord relationships.

Key Responsibilities:

• Negotiate lease renewals, rental terms, and agreements with landlords

• Manage lease reviews, legal processes, and paperwork for renewals

• Liaise with internal teams (Lease Admin, Finance, Legal) to ensure smooth renewal processes

• Proactively initiate lease renewals 6 months before expiration

• Maintain an up-to-date database of portfolio details to ensure timely renewals

• Monitor property costs, including rent, service charges, and insurance, challenging increases where appropriate

• Build a strong, reliable profile for each store, ensuring all documentation is in place

• Coordinate the cost-effective disposal of closed or surplus stores

• Develop effective strategies and best practices for lease negotiations

Required Qualifications:

• 6-8 years of post-graduate experience in multi-unit property development

• Strong professional integrity, with the ability to make confident and consistent decisions

• Proven experience in managing and negotiating with landlords

• Ability to manage conflict and navigate complex negotiations

• Process-oriented with excellent commercial acumen and determination
