Position: Property Manager

Asset Size: 34,000 sqm temperature-controlled warehouse with offices (5-hectare site)
Reporting To: Executive Management

Radius Group is seeking an experienced Property Manager to oversee the operations, maintenance, and asset management of a newly developed, Grade-A logistics and warehouse facility in Dubai Investment Park (DIP-2). The role involves taking over the property from construction phase through operational readiness and managing day-to-day property, tenant, and facility operations.
This is a senior, hands-on role requiring strong technical, operational, and stakeholder management expertise within warehouse and logistics real estate.
Key Responsibilities
Asset & Operations Management

Take over the warehouse asset from the construction stage and transition it into full operational status

Manage overall site operations, warehouse facilities, technical systems, and infrastructure

Develop and execute preventive and corrective maintenance plans

Conduct regular inspections, checks, and audits to ensure asset integrity and compliance
Team & Vendor Management

Lead and manage a small in-house team (Engineers, Administrative staff)

Manage and coordinate third-party service providers (security, cleaning, maintenance contractors, etc.)

Participate in vendor selection, tendering processes, and service contract evaluations
Tenant & Lease Management
-
Handle tenant onboarding, day-to-day coordination, support, and off-boarding

Administer lease agreements and ensure compliance with contractual obligations

Monitor rent collection and follow up in coordination with Finance and Accounting teams

Act as the primary liaison between ownership and tenants to resolve issues and enhance tenant satisfaction

Support leasing and marketing initiatives for vacant units
Legal, Regulatory & HSE Compliance

Ensure compliance with UAE and Dubai regulations related to property management

Maintain adherence to Health & Safety standards, fire regulations, and OSHA requirements

Coordinate inspections and communications with authorities (DIP, DCD, DEWA, and other entities)

Review tenant alteration requests and ensure approvals align with regulations and asset standards
Financial & Reporting Responsibilities

Prepare and manage annual, quarterly, and monthly operating budgets

Monitor expenditures and prepare financial performance reports

Oversee insurance renewals and property-related financial documentation

Prepare detailed monthly operational and management reports for executive review
Documentation & Systems

Organize and maintain all property, facility, and operational documentation

Ensure accurate record-keeping of contracts, permits, inspections, and reports

Utilize cloud-based property and facility management systems effectively
Requirements

Bachelor’s degree in Engineering, Construction Management, or Management
-
7–10 years of proven experience in Dubai/UAE as a Property Manager for warehouse or logistics assets

Strong leadership, organizational, and stakeholder management skills

Solid engineering background with technical understanding of industrial facilities

Proficiency in property management software and cloud-based systems

Experience with Autodesk Construction Cloud (preferred)

Excellent English communication skills (written and spoken); Arabic is an advantage

Ability to work independently and manage complex, multi-stakeholder environments
Salary & Benefits

Salary: AED 15,000 – 25,000 per month (inclusive of fixed allowances)
